It's full management, not co-hosting. A co-host works inside your existing Airbnb account and is usually limited to that one platform. We run pricing, guest communication, cleaning, maintenance, and multi platform distribution across Airbnb, VRBO, and direct bookings, all under one roof.
Austin requires an annual short term rental license through the city's Development Services Department. As of February 2025, short term rentals, including whole home, non owner occupied rentals, are allowed as an accessory use in every residential zoning district as long as the property has a valid license. That's a real shift from a few years ago, when whole home rentals downtown were largely boxed into commercial zones. Licenses are now valid for two years. You'll also owe hotel occupancy tax, which runs roughly 17 percent combined between the city and the state. Starting July 1, 2026, the city is requiring booking platforms to remove any unlicensed listing on request, so operating without one is no longer a quiet risk. We handle licensing paperwork and tax reporting for the properties we manage.
