We specialize in short-term stays, typically 30 nights or fewer, and focus on properties that are
used exclusively for guest bookings or a mix of personal use and rentals. 

Rates are based on real-time market data and local demand. We use dynamic pricing tools to monitor competing listings, local events, seasonality, and occupancy trends. When demand is high, we raise rates to maximize income. When it dips, we adjust to keep bookings coming in. You won’t have to guess—our system handles it automatically and strategically.

We coordinate all cleanings with our trusted, professional cleaners after each guest checks out and before the next one arrives. Every turnover includes a detailed checklist to ensure consistency, cleanliness, and guest satisfaction. We also handle inventory checks to keep supplies stocked.

Accidents are rare, but we’re prepared. We document your property thoroughly, and if damage occurs, we handle the communication with the platform (Airbnb, VRBO, etc.) to submit a claim on your behalf. We also collect security deposits and enforce house rules to minimize risk.

Absolutely. Unlike some companies, we won’t tell you when you can or can’t stay at your own place. We just ask that you give us a heads-up in advance so we can block off the calendar and manage cleanings accordingly.

Our 15% fee covers full-service management: listing creation, dynamic pricing, guest communication, scheduling cleanings, maintenance coordination, reviews, calendar management, and more. The only additional costs are property expenses like cleanings, repairs, or restocking supplies. No surprise fees, no hidden charges.

To stay consistent with our accounting standards and the restrictions we choose to abide by, we pay our clients once per month. We provide clear monthly statements so you can track your revenue and see exactly how your property is performing.
