Blanco, TX Vacation Rental & Airbnb Property Management
Your Blanco Property Could Be Working A Lot Harder For You
We manage Airbnb and VRBO properties across Blanco and the Texas Hill Country. Pricing, guest care, cleaning, and maintenance. All handled, all in one place.
Why Blanco
Blanco Sits Right Where The River Meets The Highway
Blanco sits on Highway 281, right between Austin and San Antonio. That location does a lot of the marketing for you. Guests headed to Fredericksburg or the Hill Country wineries pass straight through town, and a lot of them decide to stop and stay instead of driving on.
We've looked at properties in Blanco that sit two minutes from the river and rent for half of what a similar home three miles out gets, just because the listing photos never showed the water. Not every home makes a great vacation rental, but the ones near Blanco State Park and the town square almost always do.

What Performs Well In Blanco
What We Look For In A Blanco Property
Not every property performs the same in this market. Here's what tends to book the best.
Walking distance to the town square or Blanco State Park
River access or a river view
A pool or hot tub
Space for groups, six guests or more
Pet friendly setup
Outdoor gathering space, a firepit or a covered porch
We've had owners come to us after listing their Blanco property themselves for a year, wondering why it barely covered the mortgage. Most of the time it wasn't the house. It was the price and the photos. Your property doesn't need every item on this list. We can tell you where yours stands.

A Different Kind Of Property Manager
A Different Kind of Blanco Vacation Rental Management Company
We work this market ourselves. We know which Blanco streets get river noise from summer traffic and which ones stay quiet. We list on Airbnb, VRBO, and direct booking, so your income isn't riding on a single platform.
A lot of owners think bigger management companies provide better service. We haven't found that to be true. Big companies spread one regional manager across fifty properties. We stay boutique on purpose, because attention is what keeps a five star rating.
Great reviews are earned long before a guest checks out. They start with how fast we answer a question and how clean the property is when the door opens. We've owned and managed vacation rentals ourselves, so we run yours the way we'd want ours run. A vacation rental is an investment, and it should be managed like one.

Common Questions
Blanco Property Management FAQ
It depends on location and amenities, but Blanco properties near the river or the town square with a pool typically earn more than homes further out. We'll walk your specific property and give you real numbers, not a generic estimate.
Homes near Blanco State Park or downtown, with river access or a pool, tend to book the most. Cabins and larger homes that sleep six or more guests also do well here.
Yes. We can take over an existing listing without losing your reviews or booking history. We'll audit your pricing, photos, and calendar first and tell you what we'd change.
We do. We coordinate cleaning and maintenance for every turnover, so you're not the one scrambling between guests.
We manage it actively. Setting the wrong price once and walking away can be expensive. We adjust for season, local events, and demand throughout the year.
Both, plus direct bookings. We don't want your income tied to a single platform's algorithm.
Full management. A co-host works inside your own Airbnb account and is usually Airbnb only. We run the whole operation, across every platform, so you're not doing any of the day to day.
The City of Blanco requires a short-term rental permit, currently a $300 application fee with a $300 annual renewal, and your property needs to sit in an approved zoning district. The city also charges a 7 percent hotel occupancy tax on top of the state's 6 percent, so guests pay 13 percent total. We handle the tax collection and reporting once you're set up. Requirements change, so we double check the current rules before we list your property.
Yes. Just let us know the dates you want blocked off. Plenty of our owners use their Blanco property a few weekends a year and rent it the rest of the time.
