It depends on your zoning. New Braunfels bans short-term rentals in every residential zoning district. That's not a soft rule, a federal court and the Fifth Circuit Court of Appeals have both upheld it. If your property is zoned residential, you cannot legally run a short-term rental there, no matter what a neighbor down the street is doing. STRs are only allowed in non-residential zones with a Special Use Permit, except in a few commercial districts that don't need one. Before you buy or before you list, check your parcel on the city's STR zoning map. We can help you read the results.
If your property already sits in an eligible zone, the STR permit itself costs $206 up front and $128 a year to renew, plus a passed fire inspection. If you need a Special Use Permit first, budget about three months. It goes through Planning Commission once and City Council twice, and neighbors within 200 feet get notified. We walk owners through this instead of leaving them to figure it out alone.
New Braunfels charges 7% on top of the state's 6%, so 13% total. Most booking platforms don't collect the city's portion for you. That falls on the owner or the manager. We handle collection and filing so it never becomes your problem.
